The Pine Island Property Owners Association, Inc. was incorporated in 1993 and development began soon thereafter.
The development followed a master plan incorporating single family lots, community amenities, beach accesses and open space.
As outlined in the Declaration of Covenants, the developer desired to provide for the preservation of the values and amenities in the community and for the maintenance of the facilities and, to that end, developed the covenants, conditions and restrictions for the benefit of the property and for the benefit of each owner. To that end, the developer deemed it desirable, for the efficient preservation of the values and amenities in the community, to create the property owners association and to delegate the powers of maintaining and administering the community properties and facilities; administering and enforcing the covenants, conditions and restrictions, and collecting and disbursing the assessments and charges.
All property in the community is subject to these covenants, conditions and restrictions.
All owners are automatically members of the association upon acquiring title to their property in the community.

​Twenty years later, still going strong.
In 2013, Pine Island received the "Medium Single Family Community of the Year Award" from Community Associations Institute -- North Carolina Chapter (CAI-NC). This category was for communities of single-family homes across the whole state of North Carolina with 151-300 units. In addition, Jeff Shields and Kelly Shields of Seaside Management were recognized as the "Accomplished Managers of Pine Island". CAI-NC serves the educational, business, and networking needs of community associations in the state. Members include condominium, cooperative, and homeowner associations as well as those who provide services and products to associations. The state chapter has over 600 members.
Nomination materials included an overview of Pine Island, accomplishments in that year (including the Firewise program, legislation efforts following the three-home fire, hurricane recovery efforts and dune fund management) and how Pine Island best exemplifies the CAI Mission Statement: "The core purpose of Community Association Institute is to foster vibrant, responsive and competent associations that promote community harmony and responsible leadership".
This award acknowledges the hard work and dedication to the community given by the Board of Directors, committee members, Seaside Management, as well as individual homeowners. It affirms that Pine Island is a well-run community, well-positioned for the future, and a good investment for owners, something everyone can be proud of. Way to shine!
